Landlord & Tenant
Erol has a broad practice in this field. He has extensive experience in both residential and commercial property disputes including possession proceedings; dilapidations and disrepair claims; nuisance and anti-social behaviour claims; actions for forfeiture; and breach of covenant/specific performance. Erol regularly acts for both landlords and tenants and in addition to private individuals has been instructed to act for local authorities, housing associations, companies and plcs. Erol also has experience of proceedings in the Leasehold Valuation Tribunal such as block management and service charge disputes.
Housing
Erol regularly represents both landlords and tenants in unlawful eviction claims, in particular in interim applications for interim injunctive relief. Erol has experience in representing clients on Housing Act (S204 Homelessness) Appeals, harassment and in anti-social behaviour proceedings as well as advice and representation.
Real Property
Boundary disputes, land registration and conveyancing disputes, third party rights (easements, rights of way etc) have all been issues in cases in which Erol has been preferred counsel.
Extra-Jurisdictional Proceedings
Proceedings where one or more of the parties is resident oversees are notoriously difficult to bring. Erol has been instructed in a number of cases involving complicated considerations concerning the analysis and application of local and European rules on jurisdiction and enforcement.
Commercial and Partnership Disputes
Erol has acted in a number of partnership disputes where advice is sought, in particular in relation to partnership property. He also advises and represents on the formation and dissolution of partnerships and partnership property. Erol has also been involved in several commercial (sale of goods etc) disputes.
Construction
Erol has an extensive knowledge of house building and construction methods, practice and legislation. He has represented both developers and clients in disputes arising out of building and construction contracts.
Employment
Erol has substantial experience before the employment tribunal and has represented both employers and employees in a range of proceedings, including claims for unfair dismissal (including sex and race discrimination), victimisation and wrongful dismissal.
