Blessing Park

Blessing specialises in Property and Contentious Chancery, with landlord and tenant at the core of her practice. She acts across the full range of residential and commercial property disputes and is building a broader contentious chancery practice encompassing trusts of land, co-ownership disputes, and real property litigation. She regularly appears in the County Court, the First-tier Tribunal (Property Chamber) and the High Court. 

Blessing acts for private landlords, corporate and portfolio landlords, tenants, local authorities, and property owners. Her landlord and tenant work covers possession claims, service charge disputes, forfeiture, lease renewal, dilapidations, disrepair, and commercial lease disputes including those arising under the Landlord and Tenant Act 1954. Her contentious chancery practice includes trusts of land and co-ownership claims under TOLATA, beneficial interest disputes, boundary and easement disputes, and property-related insolvency proceedings. She is also developing a practice in contentious probate and estates work. 

Blessing consistently achieves good outcomes in court and is regularly re-instructed by clients. She is an active member of the Chancery Bar Association and the Property Bar Association, and maintains a strong interest in developing areas of property and chancery law.  

Blessing has a particular interest in the impact of legal and regulatory reform on the property market, including the implications of the Renters’ Rights Act for both residential and commercial landlords. She is well placed to advise private landlords considering a move into commercial letting, as well as corporate and institutional landlords managing large residential portfolios. Alongside her property and chancery work, Blessing also draws on her background in the media and entertainment industries to advise clients in the creative and professional sectors on commercial and contractual matters. 

A gifted oral advocate, Blessing has been praised for her confident courtroom manner and persuasive advocacy. She has been invited by the Honourable Society of the Inner Temple to conduct Civil Advocacy Training and regularly delivers seminars and educational sessions for lawyers, local authorities, and other professionals on topics within her areas of practice. Recent examples include housing and property law seminars for local authorities and commercial property sessions for solicitors and industry professionals. 

Blessing also hosts The Ground Floor, a signature series exploring developments and practical issues in property and chancery law aimed at legal professionals and those working with them. Firms or organisations interested in bespoke training or seminars in these areas are welcome to make contact. 

Representative Work: 

Property and Landlord & Tenant 

  • Acts for private landlords, corporate and portfolio landlords, tenants, and local authorities in possession proceedings, disrepair claims, and Environmental Protection Act matters. 
  • Advises and represents parties in service charge, leasehold management, forfeiture, and breach of covenant disputes. 
  • Advises and appears in access injunctions, anti-social behaviour injunctions, and unlawful eviction matters. 
  • Handles mortgage possession, trespass, and relief from forfeiture applications. 
  • Advises and acts in commercial landlord and tenant disputes, including lease interpretation, consent to assign, rent review, dilapidations, and applications for the grant or termination of business tenancies under the Landlord and Tenant Act 1954. 

Contentious Chancery and Real Property 

  • Acts in co-ownership and trusts of land disputes under TOLATA. 
  • Represents clients in declarations of beneficial interest, orders for sale, restrictive covenant claims, boundary disputes, easements, and trespass to land. 
  • Acts in bankruptcy petitions, winding up petitions, and related insolvency proceedings, including applications to set aside statutory demands and restore companies to the register. 
  • Advises on breach of contract for the sale or purchase of land and related equitable remedies. 
  • Accepts instructions in contentious probate and estates disputes, including challenges to wills, claims under the Inheritance (Provision for Family and Dependants) Act 1975, and related trust and administration matters. 

Commercial and Creative Industries 

  • Acts in contractual and business disputes for small businesses and creative professionals. 
  • Advises clients in the media and entertainment industries on commercial and intellectual property matters. 

Secondments 

Blessing has completed secondments with the Royal Borough of Greenwich, the London Borough of Lewisham, and Painsmith Solicitors, gaining extensive experience across housing disrepair and landlord and tenant litigation. 

During her local authority secondments, Blessing worked within in-house legal teams managing high volumes of housing disrepair and possession cases under the Pre-Action Protocol for Housing Disrepair. Her work included preparing 6.2 and 6.3 responses, reviewing expert reports, drafting pre-action correspondence, advising on quantum, and assisting with settlement negotiations and costs. She also gained experience in a wide variety of possession claims including those relating to failed-successions, unauthorised occupiers and unlawful sub-letting. She also assisted on various types of applications including anti-social behaviour injunctions and closure orders.  

At Painsmith Solicitors, a specialist property law firm, Blessing assisted with a range of residential landlord and tenant matters, including possession proceedings, lease interpretation, forfeiture, and service charge disputes. She also supported the drafting of pleadings and instructions to counsel, gaining insight into client management and litigation strategy from a solicitor’s perspective. 

These placements have strengthened Blessing’s practical understanding of both claimant and defendant work in property litigation, complementing her advocacy and advisory practice at the Bar. 

Background 

Blessing graduated from The University of Warwick with a degree in History and Politics, achieving a First Class in her dissertation on Legal Reform in post-apartheid South Africa. She completed the GDL at City University London (commendation) and the Bar Course at City Law School, where she achieved an Outstanding in Civil Advocacy and a Very Competent overall. Her Bar studies were supported by a scholarship award from The Inner Temple. 

During her legal training, Blessing gained experience across public and private sectors, including internships with JUSTICE, the University of the Western Cape Pro Bono Advice Clinic, and Gainsborough Law Chambers, where she undertook company and commercial property work. Before pupillage, she also worked as a paralegal on two high-profile Public Inquiries and as a Legal Assistant in the private care sector, where she drafted residential and commercial agreements and managed compliance processes. 

In 2017, Blessing founded BLESSING AT THE BAR, a platform providing content, events and study resources for aspiring barristers. She is a passionate advocate for improving access to the Bar and has delivered talks at the University of Cambridge, BBC Radio 4, Channel 4, and the Ministry of Justice. She was also a founding trustee of Bridging the Bar, a charity supporting underrepresented groups at the Bar, and has been featured in The Times for her work. 

Outside of her practice, Blessing is also a Creator and Artist, using her creative background to inform her work at the intersection of law, business and the creative industries.
